The Grubb & Ellis Facility Resources Group provides technical support, centralized reporting, Web-based management tools, and a 24/7 call center and help desk.

Using a variety of industry best practices, our team delivers significant cost savings typically experienced in the following areas:

  • Labor. Realignment of tasks and synergistic use of in-house staff and service contractors increases resource efficiency. Use of appropriate technology enhances productivity. The introduction of consistent standards and practices across locations enables benchmarking and comparison of facilities.
  • Utilities. Analysis of both operations and energy procurement reduces energy costs.
  • Procurement of services, materials and supplies. Client costs are reduced through consolidation and competitive bidding of contracted services, refinement of work specifications and leveraging of Grubb & Ellis’s volume buying power.
  • Overhead support to facility operations. Client’s internal overhead costs for human resources, IT support, employee training and payroll can be reduced or eliminated.

A vital, differentiating element of our philosophy is our resolve to align our financial interests with those of our clients. The Grubb & Ellis preferred pricing structure for fee-based management services is “true pricing” in that the fee quoted for management is the only fee charged. It is a fixed fee based on the size and complexity of the facilities. There are no markups or additional costs on goods and services. Therefore, we are able to work in close collaboration with our clients to optimize overall portfolio expenses. Incentives to achieve quality goals are built into some of our client contracts. We develop subcontracts that give our subs incentives to meet our cost and quality goals, as well.
