Development Feasibility Analysis

Real estate development requires flexibility, planning, constant monitoring and small doses of many talents. Success may depend on expanding and supporting your team.

There is enough risk in real estate development without hiring extra people and learning new skills. Adding structure and experience lets a developer focus on project management, securing tenants and finding the next new development project. Grubb & Ellis can enhance your projects and provide additional leverage for your team on a temporary or permanent basis. Services may include:
- Labor, tax and other operating costs
- Market research
- Comp surveys
- Lease review and due diligence
- Investment analysis and cash flow modeling
- Preparing presentations
- Community and investor relations
- Financial structuring
- Expanding the team
- Development program management
- Marketing and sales program development
Examples of our services include:
Small Developer – A small firm had acquired a hospital campus and needed more resources to develop six different uses on the site. We worked to create a flexible cash flow model. It allows the team to analyze the investment as deals change from day to day. This assignment is ongoing.
Program Builder – Our team helped create and staff a pre-development sourcing and underwriting process that allowed our multifamily developer client to quickly screen potential projects based upon predetermined development /investment criteria. We also assisted in developing and creating a best practices-based development program monitoring system that allowed the company real time cash flow management and more efficient use of capital.
City Government – We advised the Department of Planning and Development on proposals submitted by two potential developers for a controversial site. We reviewed pro forma structure, market assumptions, construction costs and rates of return. Our analysis helped the city compare bids that were not directly comparable and assessed them in relation to the city’s objectives. We then assisted in the city’s selection of a bidder.
